
Background Check Criteria
Minnesota Communities – Residency Requirements
Minnesota Communities requires a background check prior to approval for residency in any of our communities. The Community Owner will notify you of the decision regarding your application within fourteen (14) days of receiving a completed application, unless a written explanation is provided for any delay.
For purposes of this policy, “You” refers to all individuals applying for residency in the community.
Application Requirements
All adult persons (18 years or older) who will reside in the home must complete and sign a residency application. All individuals who will reside in the home, including children, must be identified on the application.
For the application to be considered complete, you must provide:

A completed and signed residency application

A copy of the purchase agreement
-
A copy of the safety disclosure form provided by the seller

Proof of income
Incomplete applications will not be processed.
Interview Requirement
As part of the application process, all adult applicants must participate in an orientation meeting with the onsite Community Manager. This meeting may be conducted in person or by phone/video conference, at the Community’s discretion.
The purpose of this meeting is to:

Review community rules and lease expectations

Discuss safety procedures and operational policies

Confirm applicant understanding of residency responsibilities
Failure to participate in the required orientation meeting may result in delay or denial of the application.
General Approval Criteria
To qualify for residency, applicants must:

Be truthful and complete in all application disclosures

Cooperate with the Community Owner and management during the review process
-
Demonstrate satisfactory credit history reflecting prompt payment of obligations
-
Agree to abide by the Community Lease and all Community Rules and Regulations

Pay the required security deposit
-
Ensure all lot rent and applicable charges are current prior to final approval
-
Demonstrate the ability to live independently
For purposes of eligibility, “ability to live independently” means the ability—either independently or with available outside support services—to maintain oneself and the home in a manner that is not detrimental to the safety, wellbeing, or peaceful enjoyment of other residents.
Home Standards
All homes brought into or sold within the community must meet Community standards and be neat and well maintained. This includes, but is not limited to:

No broken, rotten, or discolored siding

Matching skirting

Windows intact, no broken glass, screens in place if applicable
Grounds for Denial
The Community Owner may deny an application if any of the following apply:

Prior unlawful detainer (eviction) judgment

Conviction of a felony in Minnesota or elsewhere, unless:

The conviction was related to substance abuse and the applicant has completed a reputable treatment program

The conviction involved property damage without assault
-
The conviction involved unintentional bodily harm while driving impaired and occurred more than 10 years ago
-
The conviction was non-violent and not drug-related
-

Conviction as a sex offender
-
Conviction for child abuse
-
Drug conviction within the past five (5) years
-
Credit score below 650
-
Negative credit references
-
Take-home pay less than $1,500 per month (defined as gross income less federal and state taxes)

Monthly manufactured home payments exceeding 35% of net monthly take-home pay
Verification
The Community Owner may obtain:

Criminal history reports
-
Driving records
-
Credit bureau reports
-
Rental history
-
Any additional information deemed necessary to verify application disclosures
